Draft UK property listings and flag risky claims with OpenAI and Google Sheets

When a form is submitted, it handles email with OpenAI / ChatGPT using Gmail, Google Sheets.

What it does

## Draft listing copy and check it against UK material information rules For UK estate agents. Negotiators send property facts through a form or a Google Sheet. The workflow drafts portal copy, checks it two ways and routes each listing to the right next step. ### How it works 1. Intake: the n8n form processes a listing straight away, and every 15 minutes rows with status check are picked up from the sheet (up to 20 per run). 2. Rule checks: a Code node checks the Part A facts (price, council tax, tenure, leasehold costs) and the EPC, and notes missing Part B and C items. 3. AI draft and review: one listing at a time, OpenAI returns structured copy, risky claims with a risk level, reason and safer wording, and a confidence score. 4. Score: phrase rules catch risky wording the AI added. Each listing becomes needs_facts, needs_review, ready_to_publish or error. 5. Save and route: the row is upserted by listing_id and the negotiator gets an email that says what to do next. ### Setup 1. Create a Google Sheet with a tab named Listings and the headers listed at the top of Normalise and check facts. 2. Add Google Sheets, OpenAI and Gmail credentials (none are included). 3. Paste your sheet URL into Read sheet queue and Save result to sheet. 4. Review Settings, submit a test listing with the form, then activate. ### Customization Edit the prompt and threshold in Settings, add phrase rules in Score and route, or swap Gmail for Slack. A person must approve every listing before it goes live. This is not legal advice.
